Title: | 1636 Leroy Ave, Berkeley | Daniella Brower | Compass |
Description: | First time on the market in 55 years, this grand Art Deco Mediterranean style house with stunning 180-degree Campanile and S.F. Bay views, sits proudly on a promontory above Hilgard Ave., a few blocks from the northside of campus. Replete with charming details, the spacious floor plan is as versatile as it is enchanting in an architecturally significant neighborhood that is walking distance to amenities.Entering the front door to the main level, the framed arches, high ceilings, beamed living room and beautiful refinished oak floors, stretch out to the South and West with views of the Campanile and San Francisco skyline. The expansive living room could easily accommodate (and did) a grand piano. At the end of the living room space, a handsome 1920’s molded concrete fireplace invites gatherers. Period chandeliers and sconces shed a golden light from another era. This space has two sets of elegant original curved French doors, one opens onto a small balcony on the south and a second pair opens onto a larger decorative deck shared with the dining room, allowing for great indoor-outdoor flow. Just to the right of the front door is a powder room, perfect for guests during gatherings. From the dining room, the circular flow continues as you enter the kitchen pantry next to the main level bedroom and full bathroom - originally designed in the 20’s as maid or cook’s quarters. The kitchen was redesigned in the 70’s and has some interesting details, including a built-in marble slab for baking, and bright red tiles with original blue Formica counters reminiscent of a Mondrian.Up the elegant staircase, you pass a small arched door on the first landing used for storage or playful nooks. The upstairs has 4+ bedrooms and 3 bathrooms all with beautiful views. A large basement laundry room could double as an office space and opens out to the North side of the house with another half bath and wine cellar that continues downstairs below-grade. The enclosed portion of the garden is framed by a majestic Oak and Persimmon trees to the South and North. Additional basement and yard storage is under this portion of the house, with original radiant heat throughout.HISTORY:The most recent owners, Robert and Susan Tripp were both accomplished University of California Berkeley professors who enjoyed cooking and winemaking, and created a “LeRoy” label for wine made at the house. Only the third owners, the original house, designed in 1908 by Walter Ratcliff and Alfred Henry Jacobs was destroyed in the 1923 Berkeley fire and redesigned by Alfred Jacobs in 1925. The first owners were also connected to the University. The celebrated law professor Alexander Kidd was nicknamed “Captain Kidd” for his high-handed classroom demeanor. One of his students, Frances Wilson, made the grade and then some, becoming his wife as well as an accomplished attorney in her own right. She was the only female deputy district attorney of Alameda County at that time. Dr. Campagna- Pinto, the second owner, sold the house to the Tripp family in 1966.The house has had some upgrades over the years, including a massive retaining wall, but needs additional work to reach its tremendous potential. This is a rare opportunity to bring a special piece of the past to future generations. |
